 — Private Short-Term Rental (Not a Hotel) Rent a self-contained duplex home and settle in like a Korean resident. This is a private short-term rental with a simple rental agreement at move-in. Utilities (electricity, water, heating) are metered by actual use and billed at building rates. We’re a trusted lessor/landlord team with years in Seoul’s rental market. The duplex is situated by the scenic Gaehwasan Trail, a spotless local supermarket, a lively traditional market, Magok Botanical Garden, and cozy hanok-style cafés.

* Move-in / Move-out

Check-in: (after 15:00). Check-out: (by 11:00). Early/late options depend on cleaning schedule—please ask in advance.

* ID & Agreement

A short rental agreement and guest ID verification are required at or before check-in (digital or paper).

* Occupancy & Visitors

Max occupancy: (2) guests. Unregistered visitors and parties are not allowed for safety and insurance reasons.

*Quiet Hours

22:00–07:00. Please be considerate of neighbors.

* Stairs & Loft Safety

The unit includes stairs/loft. Not recommended for guests with mobility concerns or for unsupervised children. Please use handrails

* Laundry & Linens

Towels/linens are provided. Self-laundry during your stay (washer/drying rack in unit or on-site). No daily housekeeping.

*Amenities & Supplies

Basic cleaning tools are provided based on the rental agreement. Hotel-style amenities(Shampoo/conditioner/etc) is not provided. Please bring your preferred toiletries.

*Heating & Cooling

A/C for summer; floor heating (ondol) for winter. Set to eco-friendly levels when leaving the unit.

*Utilities & Building Fee

Only actual usage (water/electricity/heating) is billed by the building and paid in cash at check-out. Typical weekly total: KRW 40,000–60,000 (varies by season/usage).

* Parking

1 free space in the underground garage with prior registration. Please prepare your vehicle registration or plate number.

* Waste & Recycling (Korea)

Please separate general waste / food waste / recyclables. Follow the labels in the kitchen; building rules are strict.

*Security & Cameras

For privacy, no cameras inside the unit. Building/common-area CCTV may operate 24/7.

*Damage & Reporting

If anything breaks or malfunctions, tell us within 24 hours so we can fix it quickly. Charges apply for negligent damage per agreement.

*Accessibility

The building has 3 elevators. The loft/stairs may limit accessibility—please check before booking.
