**[Important: Rental Policy & Utilities]** Welcome to Seoul Stays. Unlike typical hotels or guesthouses, Seoul Stays operates as a **furnished short-term rental service**. We provide a "home away from home" experience based on a short-term lease agreement. Please read the following policies carefully before booking. **1. Short-term Lease Agreement** This accommodation is not a hotel lodging but a private residence leased for a short term. All guests are considered tenants (Lessees) for the duration of their stay and are expected to maintain the property condition accordingly. **2. Utilities & Management Fees are Charged Separately** To ensure fair pricing and energy conservation, the rental price includes the accommodation fee only. * **Management Fee & Utilities:** Costs for electricity, water, and gas (heating) are **NOT included** in the rental price. * **Calculation:** Meters will be read upon check-in and check-out. The actual cost based on your usage will be deducted from your security deposit or charged separately at the end of your stay. **3. Waste Separation (Recycling)** As this is a residential rental, tenants are required to separate trash and recyclables strictly according to South Korean government regulations. Failure to do so may result in a disposal penalty fee. **4. No Smoking Policy** Smoking is strictly prohibited inside the property to maintain a pleasant environment for the next tenant. It can cost upto USD 1000 for removing the cigarette odor and cleaning ashes **[Security Deposit & Utility Policy]** **1. Security Deposit** Since Seoul Stays operates on a short-term lease basis, a security deposit is required to cover potential damages and utility usage. * **Amount:** The deposit varies depending on the length of stay. * *(Example: For a 1-month stay, the deposit is approximately **USD 200**.)* * **Purpose:** This deposit secures the payment of management fees and utilities, which are calculated and charged post-stay. **2. Management Fee & Utilities (Pass-Through Costs)** The "actual cost" deducted from your deposit includes not only energy usage (water, gas, electricity) but also the **Building Management Fee**. * **What this covers:** Shared building services such as **elevator usage, parking, and security guard services**. * **Transparency (Direct Bill):** All charges are based strictly on the **direct bill from the building management office**. * **Zero-Markup Policy:** The Lessor (Host) does not make a single cent of profit from these fees. We strictly pass through the actual costs as billed by the building. * **Our Promise:** By separating these variable costs from the rent and taking zero profit on utilities, we are able to offer the **highest quality living space at the lowest possible base price**. **[Note on Rental Price]** Please note that the listed price covers the **Base Rent only**.
